How to describe the figures
These are asking rents from listings advertised on Darscover — what landlords ask, not what tenants pay, and not a census of the whole market. Please say “median asking rent” rather than “average rent”, and note the sample is concentrated among a small number of agencies. The methodology quantifies this every quarter.
