外国买家须知

Valletta properties are typically Grade 1 or Grade 2 scheduled, which restricts external alterations and requires Planning Authority sign-off on most works.

买家须知

• Restored townhouses in walkable streets start around 700k euro; harbour-view palazzi exceed 2m euro.
• Almost every property is scheduled (Grade 1 or 2); facades, openings, and floor plans require Planning Authority sign-off.
• Boutique short-let yields are strong; MTA license + condominium rules apply, and many streets cap STL operations.
• Vacant-and-historic exemption (Budget 2026) can apply on the first 750k euro for qualifying vacant scheduled properties.
• Lift retrofit is often impossible; expect 2 to 4 storeys of stairs across the typical townhouse stock.
