What is a garage worth in Malta?

Malta is one of the few markets where a garage is bought, sold, let and inherited on its own title, at prices that would be a house deposit elsewhere. Nobody publishes what they are actually worth, locality by locality. This page does, wherever the sample is honest enough to print.

Localities with too few live listings to support an honest median are not shown; a figure over a handful of listings is noise, not a market.

Why a Maltese garage is an asset, not an extra

In most of Europe a garage is a feature of a house. In Malta it is a tenement in its own right: it has its own description in a deed, its own title, and its own market. Parking scarcity in the harbour towns and the density of apartment living mean a lock-up garage or a numbered car space changes hands independently of any dwelling, and the gap between a garage in Sliema and the same garage in Zurrieq can be the price of a small car, several times over.

That independence is why a garage deserves a real valuation rather than a guess. The market is thin, prices are rarely published, and agencies list garages as an afterthought attached to a sale. The honest way to value one is the same as any property: what comparable garages in the same locality actually ask and achieve, read against the four attributes below.

The 4 questions a garage valuation turns on

Garages are simple assets, which is exactly why a small number of attributes carries almost all of the price. Four questions do most of the work:

  • Where is it? Locality is the dominant driver. Demand tracks residential density and office districts: the Sliema and St Julian's belt, Gzira and Msida, and Valletta's fringe price far above the south and west.
  • What fits inside? A single lock-up, a double, or a street-level space. Internal height matters more than buyers expect: clearance below roughly 2.4m rules out vans and taller SUVs, and that shrinks the buyer pool.
  • How do you get in? Street width, the turning angle, and whether a ramp or a stacker is involved. A garage a large car cannot actually enter is priced as storage.
  • What does the deed say? Freehold or subject to ground rent, whether it is a garage on plan or a converted space, and whether services (electricity, water) are connected and separately metered.

What buying and selling a garage costs

The tax treatment is the same as for any Maltese immovable. The seller settles the final withholding tax at the deed, 8% of the price in the default case, withheld and remitted by the notary. The buyer pays stamp duty, generally 5% of the price, plus their notary's fees. There is no annual property tax in Malta, which is one reason a garage works as a hold-and-let asset.

If an agency sells it, the standard commission structure applies; on a low-value asset like a garage, agencies commonly quote a minimum fee rather than the bare percentage, so ask for the figure in euro before you sign anything.

What the live market says

The figures in the panel above, where shown, are computed from garages and parking spaces currently advertised on Darscover, and each figure states the sample it is computed from. Where a locality's sample is too small to be a statistic, no number is printed. A median over three garages is not a market; we would rather show you nothing than mislead you.

Selling the garage, or the property above it?

A garage rarely travels alone. People selling a garage very often own the apartment above or beside it, and people inheriting Maltese property usually inherit a garage with it. If the garage is part of a bigger decision, value the whole holding: the free valuation tool covers the residential side, and this page's enquiry covers the garage.

Common questions

How much is my garage worth in Malta?
It depends almost entirely on locality, then on size, internal height, access and title. Where enough garages are advertised in your locality, this page prints the live median asking price with its sample size; for a figure specific to your garage, send the enquiry and we will come back with what comparable garages in your area are asking.
How much does it cost to sell a garage in Malta?
The seller's statutory cost is the final withholding tax at the deed, 8% of the price in the default case. If you sell through an agency, commission applies on top, and agencies commonly quote a minimum fee on low-value assets. The buyer pays the stamp duty, not you.
Is a garage a good investment in Malta?
Garages are low-maintenance assets with steady rental demand in dense localities, no annual property tax, and cheap upkeep. The trade-off is a thin market: selling can take time because the buyer pool for any single garage is local by definition.
What is the difference between a garage and a car space in Malta?
A lock-up garage is an enclosed tenement with its own door and usually its own services; a car space is a demarcated bay, often in a shared basement. Both can be owned and transferred, but lock-ups price higher because they double as storage and are more secure.
