Why a garage let is Malta's simplest tenancy

Malta's residential letting rules are strict: leases of homes must be registered with the Housing Authority within 10 days, on pain of real fines. Those rules are written for residences. A garage let on its own, to park a car or store boxes, is not a residence, so the residential registration machinery does not bite on it. Confirm your own case with the Housing Authority if anything about the let is unusual, but the standard standalone garage let is exactly the simple transaction it looks like.

The contract: one page, four clauses that matter

A garage let does not need a long agreement, but it needs a written one. Four clauses do the work:

  • Use: parking, storage, or both, and anything excluded (no flammables, no workshop use, no habitation). The use clause is what your insurer will ask about.
  • Term and notice: 12 months with a month's notice either way is the common shape; shorter terms churn, longer ones underprice a rising market.
  • Payment and deposit: monthly in advance, one month's deposit, and who pays the electricity if the garage is metered.
  • Access and keys: how many keys and remotes exist, and that the tenant returns all of them; a garage with a lost remote is a garage with a security problem.
