Hoeveel rekenen makelaars op Malta?

De standaardtarieven zijn 5% van de verkoopprijs plus btw bij een niet-exclusieve opdracht en 3,5% plus btw bij een exclusieve opdracht, met 18% btw over de courtage. Heb ik een makelaar nodig om mijn woning op Malta te verkopen of te verhuren?

Nee. Er is geen wettelijke verplichting om een makelaar in te schakelen. Voor een verkoop heb je een notaris en een energieprestatiecertificaat (EPC) nodig; voor langdurige verhuur een schriftelijk contract dat binnen 10 dagen wordt geregistreerd. Je kunt je woning gratis op Darscover plaatsen en rechtstreeks met kopers of huurders zaken doen.

Wat is het verschil tussen een exclusieve en een niet-exclusieve opdracht?

Bij een exclusieve opdracht biedt één makelaar de woning exclusief aan, meestal voor een lagere courtage: 3,5% plus btw is het standaardtarief. Bij een niet-exclusieve opdracht bieden meerdere makelaars de woning tegelijk aan en verdient de makelaar die de koper aanbrengt de courtage, meestal 5% plus btw. Lees in beide gevallen de looptijd en de opzeggingsclausule voordat je tekent.

Hoe kies ik een makelaar op Malta?

Begin bij wie al woningen zoals de jouwe in je buurt verkoopt of verhuurt: de tabel hierboven toont de actieve advertenties van elke makelaar en de plaatsen waar de meeste daarvan staan. Vraag de courtage en de voorwaarden van de opdracht schriftelijk op, en vraag hoe de woning wordt aangeboden. Weeg dat daarna af tegen zelf gratis plaatsen.
