How many estate agents are there in Malta?

The Darscover directory lists 567 estate and letting agent offices across Malta and Gozo: 30 companies that run several offices, and 312 independent agencies. The table above compares the 24 agencies with the most live listings on Darscover, each with at least 10.

How much do estate agents charge in Malta?

The standard quotes are 5% of the selling price plus VAT on a multi-agency mandate and 3.5% plus VAT on a sole agency mandate, with VAT at 18% on the fee. Individual agencies can and do agree different terms in the mandate, so ask each one in writing. Listing your property yourself on Darscover costs nothing.

Do I need an estate agent to sell or rent out my property in Malta?

No. There is no legal requirement to use an agency. A sale needs a notary and an Energy Performance Certificate; a long let needs a written contract registered within 10 days. You can list your property free on Darscover and deal with buyers or tenants directly.

What is the difference between a sole agency and a multi-agency mandate?

Under a sole agency mandate one agency markets the property exclusively, usually for a lower commission: 3.5% plus VAT is the standard quote. Under a multi-agency arrangement several agencies market it at once and the one that brings the buyer earns the commission, typically 5% plus VAT. Read the term and the termination clause before signing either.

How do I choose an estate agent in Malta?

Start with who already sells or lets homes like yours in your area: the table above shows each agency's live listings and the localities where most of them are. Ask for the commission and the mandate terms in writing, and ask how the property will be marketed. Then weigh that against listing it yourself, free.

What does the comparison table show?

Each agency's live adverts on Darscover, for sale and to rent, and the three localities holding most of them, counted the same way as everywhere on the site. Agencies with fewer than 10 live adverts on Darscover are not compared. The order is not a ranking, and an agency's own website may hold more.
