What this measures, and what it does not
These are asking prices — what sellers advertise, not what buyers pay. Darscover holds no sold or deed data, so this is not a house-price index in the sense the NSO publishes one, and it should never be quoted as one. A property that sells below its asking price is counted here at the price it was advertised at.
A quarter's cohort is the listings first advertised in that quarter. Sale listings sit on the market for months, so that is a measure of what came to market, not of everything available.
