How the estimate is made
Every estimate comes from live listings, using the most specific evidence available for your home, in this order.
- Price per square metre: when you give the floor area and enough listings of the same property type in your locality carry a size, the estimate is their median asking price per square metre times your floor area.
- Like for like: otherwise, the median asking price of live listings of the same type and number of bedrooms, in your locality first and in your region when the locality has too few.
- Typical prices: when neither has enough listings behind it, the tool shows a typical-price figure and says so under the result, so you always know which kind of number you are looking at.
- Condition: a new build adds 10% and excellent condition 5%; good condition adds nothing, and a home that needs work takes 10% off. The range runs 10% either side when 20 or more listings stand behind the figure, and 15% when fewer do.
- Listings with no stated price, the ones marked price on request, never count towards any figure.

How accurate is the estimate?
It is as accurate as the evidence behind it, and the result says how much evidence that is. The figures are asking prices of comparable live listings, not sale prices: offers in Malta commonly land 5 to 10 percent under asking. For an unusual or high-value home, or for a mortgage, get a perit's valuation.
What data does the valuation use?
Asking prices of live residential listings on Darscover, from agencies and private owners, matched on locality, property type, bedrooms and, where you give it, floor area. Malta has no public register of sale prices, so no tool can show what homes actually sold for.
How does condition change the estimate?
The tool adds 10% for a new build and 5% for excellent condition, and takes 10% off for a home that needs work. These are the tool's adjustments, not a market statistic: the state of your own home, and what buyers in your area pay for finished space, can move the price further.
Should I list at the estimated value?
The estimate shows where comparable homes are positioned. Priced within that range, your listing will be taken seriously by buyers who compare; priced well above it, it tends to sit. Listing on Darscover is free, so you can start with a price, or list it open to offers and see the interest first.
How do I get a formal property valuation in Malta?
A perit, a warranted architect, can issue a formal valuation, the kind a bank or a deed relies on; the fee depends on the property and the perit. Agencies often value a home free when they want the instruction, so treat that figure as a pitch as well as a number.
