This tool produces a range estimate using live listing data from the Darscover platform. Here is the methodology.

  • Data source: live asking prices from the same listing pool that powers Darscover search. Updated continuously as new listings are published and old listings are removed.
  • Matching: the tool filters listings by your selected locality, property type, and bedroom count. The median price of matching listings is the baseline estimate.
  • Condition modifier: new-build properties get a +10% adjustment, excellent condition +5%, good condition no adjustment, needs-work properties get a -10% adjustment.
  • Range: the low estimate is 15% below the adjusted median, the high estimate is 15% above. This range reflects the natural spread between asking prices for similar properties in the same area.
