The questions to put to Homes of Quality at the valuation

Ten of them, including the four about the sole agency terms that decide what you actually pay. We will email the list so you can take it into the appointment.

Their licence, and how to check it yourself

Estate agents in Malta must be licensed, and there is a public register. It works one way round only: you can confirm a licence number, but you cannot look one up from an agency's name. So the useful move is to ask Homes of Quality for their licence number at the valuation, then check it yourself.

Check a licence number on the public register

Malta's estate agent register was checked in a browser on 12 August 2026. It is public, but it only verifies a licence number you already have: enter a number and it confirms whether it matches, and it does not list firms, show a licence status, or give each firm a page that can be linked. So there is no way to look up this agency's licence from its name, and nothing here for you to re-check later. We would rather say that than publish a number we cannot stand behind.

What Homes of Quality publishes about selling

We have not checked whether Homes of Quality publishes a commission rate on its own website, so this page does not report one. What we can tell you is what the market range looks like and what to ask them.

What agencies in Malta generally charge

This is a market range and nobody in particular is its subject. What any one agency charges is between you and them, and it is the first question on the list further down this page.

“Agency Fee Paid by Residential Long Lets 50 % of 1 months' rent + VAT Tenant & Owner Residential Short Lets 10 % of the total rent + VAT Tenant & Owner Commercial Rentals 10 % of 1 years' rent + VAT Tenant & Owner Residential Sales 5 % + VAT Usually owner”

“VAT rate is 18 % In case a property seller signs up for a sole agency program, the commission rate is usually reduced to 3,5 %.”

Sole agency, and what you are actually trading

  • A sole agency gives one agency the exclusive right to sell for a fixed period, and the reduced rate is what you are paid for that exclusivity.
  • The trade-off is reach against effort: an open agency puts the property in front of more agencies at once, a sole agency concentrates one agency's attention and marketing budget on it.
  • Maltese listings are not usually exclusive, so the same property often appears through several agencies. That is normal, and it is why the sole agency discount exists at all.
  • The terms that matter are the length of the tie-in, how you exit it, and whether a buyer you found yourself is still commissionable. Ask about all three before you sign.

What selling a property in Malta involves

These are facts about Malta rather than about any agency, so every one of them comes from the government source or it does not appear. That rule has a reason: one major agency's own website still tells sellers the first-time-buyer threshold is EUR150,000 and expires at the end of 2014. Quoting that accurately would still leave you with the wrong number.

What we have not sourced

The rest of this page prints no figure it cannot cite. Where we have not read the authority ourselves, the item is named and the authority is linked, and that is all.

  • Stamp duty, and first-time buyer relief on the buyer's side. The authority on this is the Malta Tax and Customs Administration. We have not quoted it yet, so this page prints no figure for it. the Malta Tax and Customs Administration's duty pages (this is the buyer's cost rather than the seller's, and it is not sourced here. Chapter 364 carries more than one EUR 200,000 threshold for different schemes, so it is not safe to quote without reading which scheme each one belongs to.)

What to ask at the valuation appointment

Homes of Quality will value the property in person. These are the questions worth having written down before they arrive, and the first four are the ones that decide what you actually pay.

  1. What is your commission, and is it different on a sole agency than on an open one?
  2. Is VAT on top of that, or included in the figure you just quoted me?
  3. Is the fee calculated on the agreed price or on the price that ends up on the deed?
  4. If I sign a sole agency, how long am I tied in for, and how do I get out of it?
  5. If I find the buyer myself during a sole agency, do I still pay you?
  6. What did you base this valuation on? Ask to see the comparable properties.
  7. Who pays for the photographs, the floor plan and the portal listings?
  8. Which portals and which of your own channels will it actually appear on, and when?
  9. Will you accompany viewings yourself, or is that on me?
  10. What do you think is wrong with the property, and what would you fix before we list?

Something here wrong?

Every quotation on this page is dated and links to the page it came from, so it reports what was published on that day rather than what is true today. If Homes of Quality has repriced, moved a page, or if we have simply got something wrong, tell us and we will fix it. The same route claims the directory entry itself.
