A useful starting point is what comparable property in the same locality is currently being advertised at, per square metre, adjusted for condition and finish. First, these are asking prices from live listings, not achieved sale prices, so they describe what sellers are seeking rather than what buyers paid. A bank financing a purchase will require a valuation by a warranted architect, and that document, not an online estimate, is what the lender and the notary work from.
